Sales Team

Our dedicated Sales Negotiator will be on hand to guide you from the first time you step into the Marketing Suite to the day your turn the key in your front door on handover day.  Your sales negotiator will explain all about your new home and if possible arrange for a visit to the plot if your home is under construction.  They will guide you through the reservation process and help you start your conveyancing process.  Whilst personalising your home is your own journey they will be on hand to advise you on the standard specification and where you can choose optional extras to add the personal touch to your new home.

Your Commitment

Once you have chosen your dream home, your commitment is required to ensure that your solicitor acting on your behalf explains the conveyancing process thoroughly to you as the buyer.  You need to engage a solicitor and ensure that they continue to communicate throughout the buying process to ensure a smooth outcome on handover day.  This also applies to your Mortgage Provider/Advisor.  There are many appointments to keep up with so ensuring you have time in your diary to commit to Checklist Appointments and timescales is important to ensure we can deliver your dream home.

Personalise Your Home

We aim to offer all our purchasers this opportunity to personalise their new home.  We give a substantial amount of choice with two styles of kitchen door fronts available to choose from. There is a large selection of wall and floor tiles as well as vinyl floor coverings, depending on the specification of your particular home.  Please discuss which optional extras are available in your new home with our Sales Team.

All optional extras are payable at point of order and are non-refundable.  We may not be able to offer all personalisation depending on the build stage of your new home.

Home Tour

Two day’s before your Legal Completion you will be invited for a Home Tour of our property.  This is an important appointment and may be the first opportunity to see your new home fully finished.  At your Home Tour we will explain what to expect in the next 12 months, the drying out process of your new home, how to work the heating amongst many other topics.  It will be your opportunity to consider the quality of your new home and we ask you to consider all the polished surfaces in your home at this appointment to check them for quality.

After Sales Commitment

Our After Sales Commitment does not stop with the quality check of your home on your Home Tour we also provide a 6 month and a final 2 year check-up.   Minor cracks and poppers are not a defect and S J Roberts Homes will not cover such items at your check up appointments.  However, we will provide you with the painting materials to touch anything up you may damage when moving into your new home.  With a dedicated After Sales Team you have access to our After Sales Manager to report any routine defects to and they contact you at appropriate times to remind you when your check-ups are due.

Peace Of Mind

Your new home is covered by the LABC 10 year structural warranty.  This means that even after our 2 year After Sales Commitment has expired you are still covered for a further 8 years under their structural warranty.

In case of an emergency we also have a dedicated Evenings and Weekend contact and these details will be provided to you at your Home Tour.

An emergency defect relates to:

  • – Loss of water
  • – Water leaks
  • – Loss of gas
  • – Loss of electric or major faults which cannot be isolated by the Consumer Panel
  • – Unlockable ground floor doors

Frequently Asked Questions

What is an Early Bird Reservation?

An early-bird reservation allows you to pre-reserve a particular plot without the price or property being formally released for full reservation. You are then given first refusal on this plot when it is released for sale. A £300 deposit for 1-3 bedroom homes or a £500 deposit for 4-5 bedroom homes is required to secure the Earlybird but this is fully refunded if you are unable to proceed to full reservation within the agreed timeframe. Please note that Earlybird Reservations are not available on all developments.

When do I exchange contracts?

It can take approximately ten to fourteen weeks from reservation of your new home until the exchange of contracts. This does depend on the progress of the conveyancing process which will be carried out by your solicitor.

How do I reserve my new home?

In order to reserve one of our homes you will need to be fully proceedable, this means being sold subject to contract on your existing property or having the funds available to purchase the property, this can be via a valid mortgage offer. You will be invited to a full reservation appointment with one of our sales negotiators who will run through the process with you and answer any questions that you may have. You will be required to put down a reservation fee of either £500 or £1000 at this appointment.

Do I require a solicitor?

Yes, a solicitor will support you by answering questions you may have about buying a property and will deal with the legal paperwork throughout the process. If you don’t already have a solicitor in mind, or have never purchased a home before, make sure to choose your solicitor carefully. Our well equipped sales team will be able to provide recommendations if you’re unsure of which solicitors to use.
